Snohomish and Kitsap County Housing Market Update: What Buyers and Sellers Need to Know


The late-2025 housing market across Western Washington is sending a clear signal: conditions are shifting, and both buyers and sellers need to adjust expectations. In Snohomish County and Kitsap County, the story is less about dramatic price drops and more about balance returning to the market.


Inventory is rising, sales are slowing, and pricing is beginning to level out. That combination is changing how homes are bought and sold in these two key Puget Sound markets.



A Market with More Choices for Buyers


One of the most noticeable trends in Snohomish County is the sharp increase in active listings.
